01Who we are

This website is operated by an authorized marketing agent for MABA Suitez, Chiam Shiun Sheng (REN 70312), a registered real estate negotiator with IQI Realty Sdn. Bhd. (E (1) 1584), to share project information and help arrange viewing appointments. MABA Suitez is a development by EXSIM Group. This website is not the corporate website of EXSIM Group or MABA.

In this policy, “we”, “us” and “our” mean the marketing agent and sales team operating this website. We handle your personal data in line with Malaysia’s Personal Data Protection Act 2010 (PDPA), as amended.

02What we collect

Details you give us. When you fill in a form on this website, we collect your name, phone number (with country), email address, and which form you used.

Details from chats. If you contact us on WhatsApp, we receive your WhatsApp name, phone number and the messages you send.

Visit details. When you submit a form, we also record the page you were on, the website that referred you, campaign tags in the link (such as UTM tags or a Google Ads click ID) and how long the page was open before you submitted. These are kept in your browser only for that visit and are sent only together with your form.

03How we use it

• To reply to your enquiry and send the e‑brochure, latest price list and package details you asked for.
• To arrange and confirm sales gallery or viewing appointments.
• To follow up with updates on MABA Suitez. We may also share other property launches we think are relevant to you, and you can ask us to stop at any time.
• To keep a record of enquiries and to understand which adverts and pages bring in enquiries.
• To keep the forms free of spam and misuse.

04Who we share it with

We do not sell your personal data. We only share it as needed for the purposes above, with:

• Our sales team, the authorized real estate negotiators who handle your enquiry.
• Service providers we use to run this website and talk to you: Google (form processing, email notifications and record-keeping), ChatMamba (customer relationship management) and WhatsApp (messaging).
• The developer, EXSIM Group, when needed to arrange a viewing, a booking or a purchase you ask us to proceed with.
• Advertising platforms such as Google Ads, which may receive a signal that a form was submitted so we can measure our adverts. Your name, phone number and email are not sent for this.
• Authorities, when required by law.

Some of these providers store data on servers outside Malaysia. We only use providers that protect personal data to a standard comparable to the PDPA.

05Cookies and third-party services

This website itself does not set advertising cookies when you browse. Some features are provided by third parties, which may collect technical data (such as your IP address) under their own privacy policies:

• Fonts from Google Fonts and the phone number field from jsDelivr.
• The 360° virtual tour from 360vr.my, which only loads after you click to open it.
• Google Ads conversion tracking on the thank-you page after you submit a form, which may set cookies to measure our adverts. You can manage ad personalization in your Google account settings.
• Links to WhatsApp, ChatMamba, Google Maps and Waze, which open on their own platforms.

06How long we keep it

We keep your details for as long as your enquiry is active and for up to 24 months after our last contact with you, unless you ask us to delete them sooner or we must keep them longer by law. After that, we delete them or make them anonymous.

07How we protect it

Form submissions are sent over an encrypted connection (HTTPS). Access to enquiry records is limited to the people who need them to serve you, and access keys to our systems are not stored in this website’s code. No online system is completely secure, but we take reasonable steps to protect your data.

08Your rights

Under the PDPA, you can ask us to:

• Tell you what personal data we hold about you and give you a copy.
• Correct data that is wrong, incomplete or out of date.
• Stop contacting you for marketing, or withdraw your consent.
• Limit how we use your data, or delete it where we no longer need it.
• Transfer your data to another party, where this applies.

Giving us your details is voluntary. If you don’t, we may not be able to send you the e‑brochure, price list or arrange a viewing.

09Under 18s

This website is meant for adults looking to buy or invest in property. We do not knowingly collect personal data from anyone under 18.

10Changes to this policy

We may update this policy from time to time. The latest version will always be on this page, with the date it was last updated at the top. If there is any difference between this English version and a translation, the English version applies.
